From accepted offer to keys: the 30 to 45 days explained

Once a seller accepts your offer, the clock starts. In the first week a home inspector visits; you can ask for repairs or a lower price if something big turns up.
Then the lender’s appraiser checks that the price matches the home, and the title company checks that the seller can sell it.
On closing day you sign at the title company and collect the keys. Your agent walks through the house with you the day before.
